The primary purpose of the Marketing Specialist is to achieve sales of existing and any planned independent living residences in the Community. The Specialist must actively participate in the marketing and sales strategies/tactics to achieve the sales/occupancy objectives and all key metrics as defined in the Marketing and Sales Plan. The Marketing Specialist reports to the Director of Marketing as authorized by Management. The Marketing Specialist will work in collaboration with other departments as necessary to carry out the day to day activities of the Marketing and Sales Office.


Be thoroughly familiar with Twin Towers’ services and programs, amenities and common areas, residences, pricing, benefits, options/standards, health care plan, Residence Agreement(s), state of independent living residence inventory, points of positioning, branding, communication and competition.

Be thoroughly familiar with all the elements of the Marketing and Sales Plan and assist in it’s implementation as requested.

Proficiently perform the following professional sales disciplines with prospective residents, their family members and professional advisors:

Conduct outgoing calls and handle incoming calls

Manage direct contact with prospective residents and adeptly document all required information in the lead management system (AOD).

Conduct appropriate professional written communications and emails

Conduct in-office and in-home visits and presentationsParticipate in information meetings, presentations and marketing events

The Marketing Specialist will be measured and evaluated on the following:

Reservations/sales achieved

Move ins secured/Future Residency reservations received

Presentations made/Attrition (cancellations prior to move in)

Closing ratio (reservations to presentations)

Call outs achieved/New leads generated through referrals

Attend all regularly scheduled marketing and sales meetings to discuss sales strategies, tactics, reporting and evaluation of metrics.

Participate in sales and marketing training self-improvement and professional development activities.Assists with assessing resources and resource utilization for cost effective services

.Develops collaborative relationships with external health care providers, marketing personnel, and community.Initiates and completes all paperwork pertaining to admissions, AOD notes, etc., in a timely manner.Keeps informed of current developments, trends and practices within the senior living industry and shares information with appropriate parties.

Supports and participates in programs designed to increase motivation and improve customer service.Embraces and incorporates the facility philosophies into the daily operations (i.e. Wellness, Eden, etc.).

Creates an atmosphere of warmth, personal interest, and positive emphasis, as well as a calm environment throughout the community.Carries out the core values and expectations of associates of the organization.

Performs other functions as deemed necessary and appropriate, or as may be directed.


Bachelor's Degree required. .

Minimum of three (3) years related experience in marketing, sales and customer service.

Experience in sales, preferably with senior consumers; retirement community marketing experience a strong plus.

Strong written and oral communication skills are necessary.

Must be computer literate and REPS software knowledge a plus.

Must have ability to analyze and interpret all relevant data and documents; to define and solve problems, as required; to follow directions and to use and maintain records appropriately; to compose and deliver effective presentations to staff, management, volunteers, residents, family members, Board members and the general public on topics and issues concerning the organization and to communicate effectively both in writing and verbally with staff, residents, and the general public, i.e. good communications and interpersonal skills; strong organizational skills.
